Kellogg & Kimsey delivered a five-story, 137-key Residence Inn by Marriott on the Atlantic oceanfront at 251 S. Atlantic Avenue in Ormond Beach, Florida. The 97,168 sq. ft. mid-rise was built as a custom post-tensioned concrete structure, with four levels of guestrooms stacked over a single level of parking. Placing parking beneath the building allowed the team to serve the site without a freestanding oceanfront garage, preserving ocean exposure across the guestroom stack and the amenity deck.
Elevated amenities anchor the project, including a pool deck overlooking the Atlantic, an indoor-outdoor bar, a fitness center, meeting space, and a dedicated public beach access point. The finished building is the first ground-up oceanfront hotel constructed in Ormond Beach in more than a decade, built within the city's beachside height restriction on a long-vacant coastal parcel.
