Providing Predictable Outcomes:

Providing Predictable Outcomes:

Every project and every relationship is unique. That’s why there is no “one size fits all” method to delivering a successful project for our partners. We offer a variety of solutions, all of which are tailored to meet your project’s requirements.

Our reputation has been built by consistently providing predictable outcomes for the projects we build. We are committed to doing what is right, following through with our commitments, and exceeding your expectations.

Design-Assist:

Design-Assist provides the opportunity to bring Kellogg & Kimsey’s construction expertise into the project early—while the design is still being developed by your architect or design team. In this model, we collaborate closely during the design phase, offering real-time constructability reviews, cost input, schedule insight, and value-driven solutions.

This method retains design leadership with the architect, while integrating practical field knowledge and trade input to improve project outcomes. For developers, Design-Assist helps avoid change orders, shortens procurement timelines, and ensures your project is built smarter—from the ground up.

Design-Build:

Design-Build is our most integrated approach—offering a single-source solution where Kellogg & Kimsey leads both the design and construction phases under one contract.

This model creates a unified team from the outset, promoting efficiency, accountability, and speed. With early collaboration between our construction professionals and design partners, we streamline decision-making and reduce costly delays. For developers, Design-Build offers a clear advantage: one point of contact, a tightly coordinated process, and faster time to market. From initial concepts through final completion, we work alongside you to align scope, budget, and schedule—delivering well-coordinated projects with fewer surprises.

Design-Bid-Build:

Design-Bid-Build remains a trusted delivery method for many projects, particularly when a fully developed design is the starting point. In this traditional approach, the developer contracts separately with the architect and the builder. Once the design is complete, the project is competitively bid, and Kellogg & Kimsey is often selected to execute the construction phase.

Our team brings deep experience to Design-Bid-Build projects and understands how to deliver high-quality results within clearly defined scopes. With our proactive communication and proven track record, we provide reliable pricing, efficient execution, and a seamless transition from design to build.

That said, because construction begins only after design is finalized, this method can lead to longer overall project timelines. Additionally, changes in scope or unforeseen design conflicts may require costly revisions or add time to the schedule. By comparison, more integrated methods like Design-Build and Design-Assist allow for early collaboration, which often helps reduce those risks and streamline delivery.
